When we meet we’ll go over all of the information you need regarding finances and mortgage, strategy, legal matters and more.  But, as you’re thinking about finding the best realtor to work with consider asking us or any potential realtor these questions.

 

What is your experience and education?

 

Experience is about more than how many years we’ve been in business. We have worked in multiple cities around the area and with every type of transaction. While all real estate professionals must meet educational requirements to enter the profession and take mandatory continuing education to remain registered, you’ll find our experience means a lot in today’s market. Also, not to brag too much, but we have won awards for every year we’ve been in real estate and then some.

 

What is your approach to the buying or selling process?

 

Again, with experience we’ve learned that no one is alike in the way the approach buying and selling, but there tried and true methods that we like to use. We’d like to discuss these with you, because the more we align the better the whole process will be.

 

What services will be included?

 

This is a great question to ask. We’ll work with you to understand your expectations and be sure to explain ours. A contract is agreed upon before we start working together so that you have a guarantee of what we can provide. We offer all the services every other realtor offers, so what makes us different? We know what works, when it works and how to make it work for you.

 

Which neighbourhoods do you primarily work in?

 

We work across Waterloo Region (Kitchener, Waterloo, Cambridge and all of the townships) and extend into Guelph, Woodstock and Brantford. We live in Beechwood, but over the past 30 years we can proudly say that we have helped clients in every neighbourhood in K-W and Cambridge. 

 
Can you provide a comparative market assessment (CMA)?

 

Yes.

 

Every agent can provide a CMA and this is a critical tool to understand where your home fits in the marketplace. Through a CMA we will explain how your home measures up to other homes that are currently for sale or recently sold in the area.

As a buyer, you’ll want to get an understanding of market conditions in the area where you’re looking to buy. Having realistic expectations of what it will take to buy the type of home you want, in the area you want, is essential.

 

Do you work on your own or as part of a team?

 

We are part of the best kind of team – the kind that not only works together but lives together too!

With some teams you’ll meet one realtor to start and never see them again. With us, we are always working together for you. If you’d prefer one of us be your primary contact, just let us know. Regardless, you’ll always get both us working “behind the scenes” for the best outcome.

 

How many other clients are you working with at this time?

 

There’s no magic number here, but this question will help you learn how an agent deals with workload.

After many years in the business we have the greatest clients that we get to work with again every time they are ready to make a move, and they refer many new clients to us as well (which really is the greatest compliment).

With the two of us always working together we are able to balance all of our client’s needs. We look at timeframes, expectations and needs to be sure we can devote the time needed to each client.

 

How will you keep me informed?

 

Communication is key in most relationships, and this one is no different. However, the question should really be “How do you want to be kept informed?”

 

We could say that we will email you 3 times a day, and after every showing and then first thing in the morning to discuss new listings on the market…but if you only want the occasional text message to stay in touch, that doesn’t really work, does it?

 

We’ll share what we find works in terms of communication with many clients, and if you agree then great – we’re on the same page.  If not, let’s talk about it and set out a plan. Keeping you informed, educated and in the loop is a top priority.

 

What are the commissions or fees that I will need to pay?

 

Our commission is in line with our competition. Our fees cover everything – advertising, photos, staging advice, and more. We’ll talk about this too, so there are no surprises.  Keep in mind that, as with most things, the cheapest deal is not necessarily the best deal.
